这篇文章里,我会与大家尽可能地分享一下从 2017 年开始, 直到今天(8 月 31 日), Midtown 各 类物业的走势。 来仅仅依靠地产局的数据来解读多伦多城内老区的走势, 会很容易存在偏差。 因为多伦多中城的房屋 往往都在 1920 到 1950 年之间建成。房屋的大小从不到 20 尺宽的半独立, 到 50 尺以上的豪宅地, 五花八门。加上过去的 70 到 100 年中, 这些物业往往都有不同程度的加建, 装修或维护, 使得笼统 化分析城中数据变得意义不大。

我经常听到房东说这句话,说得专业些,这句话的意思是说房东打算与租客结束租赁关系,解除租约。故此,我在下面的讲述中将用“解除租约”这个短语表达这个意思,以显得行文雅致一些。

解除租约大致分成两种情形。

第一种,是当租客有过错的情形下,房东寻求解除租约

Home ownership became more affordable for the average Canadian in the last quarter of 2010, with the most significant improvement in Alberta, says the Royal Bank.
